If you instruct an agency to sell your home and it finds you a buyer, its fee will normally amount to 2-3% of the sale price. If you instruct an agency but find a buyer yourself, you still have to pay the agency a contractually agreed fee of at least 0.5% of the sale price.

As the seller, you have to point out any defect in your house or apartment. If the buyer can prove that you deliberately failed to mention a defect, you may have to pay compensation.
