    A usufructuary lease differs from a conventional lease in that the tenant is not only entitled to use the property but can also use or consume the fruits or proceeds of its use. The tenant, in turn, agrees to pay rent (money or part of the proceeds) and to bear all the maintenance costs of the leased business (except for major repairs).
